Did you notice how some people on Craigslist are just really good at talking smooth but have zero follow-through? In my experience, if they're pushy about meeting in a parking lot instead of their place, that's a red flag right there. Take it as a lesson learned - I always ask for a quick demo before handing over cash now, even if it feels awkward.

You said "aluminum just gives up with no warning sometimes" and that's way too true. Buddy of mine was hiking the Long Trail in Vermont and his left pole snapped clean in half going downhill on some wet roots. He ended up using a tree branch for like 6 miles until we hit a road crossing. Now he carries a spare section taped to his pack frame, calls it his "insurance policy.

lol "showed serious intent" - that's such realtor talk. @mason361 is right, a few thousand bucks extra is nothing where I am either. In my neck of the woods you're basically fighting with 5-10 other people minimum and everyone is waiving inspections and appraisals like it's nothing. Putting down a higher earnest money percentage is smart if you have the cash, but let's not act like 2.5% vs 1% is gonna make or break a deal when people are already offering 20% over asking. The seller's agent probably just said that to make you feel good about spending more money upfront. Honestly the real difference maker is usually the inspection contingency, not the earnest money amount.

Doesn't the aluminum eventually corrode or shift around in there? I feel like it would work for a bit but that's a pretty risky fix for a save file you care about.
