Warning: Our home inspection in Tacoma missed a major sewer line issue
Two days before closing, a neighbor mentioned their own sewer backup, so I paid $400 for a separate scope. The camera found a collapsed pipe under the driveway. We had to delay closing and get a $5,000 credit from the sellers to fix it. Has anyone else had a regular inspection miss something huge like this?

Feel like home inspectors sometimes just check if the doors open and the lights turn on. Mine missed a roof that was basically held together by moss and hope. Paid a guy to look at the furnace, he said it was fine, then it died a week later. You got lucky that neighbor said something, honestly.

Used to think a good inspection was just part of the deal, a box to check. Hearing stuff like this, the roof held up by moss, really makes me wonder what they're actually looking for. It seems like a total roll of the dice on whether you get someone who cares or just someone rushing through. That furnace story is the perfect example of why people end up not trusting any of it.
