Vent: my agent in Denver said skip the second walkthrough, and I found a wet spot under the sink at closing
The inspection passed 3 weeks earlier so I figured why bother, but the seller had clearly run the dishwasher right before we showed up. Has anyone else caught something at that last look that the first inspector totally missed?

That wet spot under the sink is exactly the kind of thing that shows up when a place sits empty for a few weeks. A pipe that only drips when the water runs won't leave a mark the day of the first inspection, but run a load of dishes and it shows right up. I used to figure one walkthrough was enough if the report looked clean, but now I'd want eyes on it again right before signing, even if it costs me a couple hundred bucks.
