The day our appraisal came back $15k under our offer in Raleigh

We were so close to closing, and then the report just dropped in our inbox. Our realtor said 'this is going to be a tough conversation with the sellers' and I felt my stomach sink. Has anyone else had to scramble to cover a gap that big?

Yeah that "stomach sink" feeling is the worst. My buddy had a 20k gap in Charlotte last year, they ended up draining their emergency fund and the sellers kicked in a tiny bit. Super stressful.

Man that's brutal. I've seen gaps that big kill deals entirely, even with good buyers. It's crazy how fast you can burn through cash just trying to bridge appraisal gaps before you even own the place.
