Pro tip: Don't skip the home inspection on a flip house
I paid $450 for a full inspection on a 3-bedroom flip in Phoenix, and it saved me $12,000 in hidden foundation cracks and bad wiring. The seller tried to rush me but the inspector found code violations in every room. Has anyone else dodged a bullet with a thorough inspection?

Yeah that's a no brainer. My buddy skipped the inspection on a flip and ended up with a mold problem in the walls that cost him 8 grand.

Did you get a chance to check the sewer line too? That's the one that bit me on a rental property a few years back, inspector flagged a tiny crack and it looked fine, but the roots had already worked their way in. Paid $3,200 to have it dug up and replaced before it became a bigger mess. I always pay the extra hundred now just for peace of mind, especially on older places.
