My realtor told me to skip the home inspection on a 80 year old house in Portland
He said it was a 'waste of money' since the seller had recent renovations done, but I paid $500 for one anyway and found knob and tube wiring hiding behind the new drywall. Has anyone else had a agent give them bad advice that could have cost them big?

Good thing you ignored that realtor. Saved your own bacon. Reminds me of the time I bought a fixer-upper and the agent told me the creaky floors were 'character'. Turns out the character was termites. Had to replace half the subflooring. Cost me like three grand. Inspectors might seem like a hassle but they catch the real nasty stuff hiding behind a fresh coat of paint.

Oh man, that's brutal! Three grand for termite damage is rough but honestly could have been way worse if you hadn't caught it early. Here's the thing nobody mentions though - inspection reports can sometimes be used to negotiate the price down AFTER you already agreed. I had a buddy who found out the roof needed replacing and the seller ended up covering half the cost just to keep the deal alive. So yeah, skipping an inspection to save a few hundred bucks might actually cost you thousands AND the chance to knock money off the purchase price.
