Just wasted $800 on a home inspection that missed major stuff

I paid a guy $800 to inspect a 1950s house in Austin last month and he missed that the foundation had serious cracks and the roof was patched in three spots. Now I'm stuck with a house that needs $15k in repairs I didn't budget for. Has anyone else had an inspector completely drop the ball on their dream home?

Did you pull the permit history on that house before you bought it? I learned the hard way that sometimes past repairs done without permits can clue you into problem areas. A good inspector should still catch those issues, but seeing what work was done before could have flagged the foundation cracks for a second look. Worth checking if you still have access to those records.

Man that's brutal, $800 is no joke for a half-assed inspection like that. Austin has some pretty specific foundation issues with that clay soil too so he should've caught that stuff right away. Might be worth checking if he's licensed and filing a complaint with the state board because that's straight up negligence.
