Hot take: hiring a home inspector burned me on a $475 lesson
I bought a house last year in Phoenix and paid $475 for a home inspector my realtor recommended. He did a quick walkthrough, found some small stuff like a loose faucet, and gave me a clean report. Turns out he missed a busted sewer line that cost me $4,200 to fix six months later. I should have paid extra for a separate plumber to scope the pipes before closing. Has anyone else been burned by a standard home inspection that missed the big stuff?

Did your realtor push back when you asked about getting a sewer scope separately?

Mine actually did when I bought last year. She kept saying the inspector would catch everything in the general inspection, which made me feel like she was worried about killing the deal over something small. I told her straight up I'd rather pay $400 now than find out about a collapsed pipe after closing. She backed off when I said I'd walk if she kept fighting me on it.
