A seller at an open house in Phoenix told me to skip the inspection, and I almost listened
Three months ago I walked through a little ranch house in Phoenix, off Dunlap near the 17. The seller's agent was friendly, chatty, said the roof was redone in 2019 and the AC was brand new. Then she said, "You don't need an inspector, it'll just slow you down in this market." I had a buddy who skipped his inspection in 2021 to win a bid and found out later the sewer line was cracked, cost him $9,000 out of pocket. But I also get the other side. In a hot market with 12 other offers, asking for an inspection can kill your chances, and some inspectors scare you over stuff that's fine. I paid for the inspection anyway, and it came back with a $1,400 issue in the crawl space. Seller fixed it. So now I don't know if I got lucky or if the agent was just hoping I wouldn't look. For the people who waived inspection to win a house, how'd that work out for you?
