Warning: My home inspector missed a $9,000 sewer line issue in Phoenix
Honestly, I almost skipped the sewer scope because my inspector said it was 'overkill for a 1998 build.' I went with it anyway, paid $150 extra, and he found roots and a huge belly in the line. The seller refused to budge on price, so I walked and lost $400 in appraisal fees. My buddy closed on a house last month without the scope and now he's staring at a $9,000 repair quote. That $150 saved me way more than I expected. Has anyone else had an inspector downplay a specific test that ended up being critical?

MAN, that is exactly why I always tell people to get the sewer scope no matter what the inspector says. Inspectors are generalists, they are not plumbers and they do not have X-ray vision for what is underground. I learned that the hard way when I bought my first place and skipped the scope to save a buck, then had to dig up my front yard two years later. You did the RIGHT thing walking away, that $400 is nothing compared to a $9,000 headache. Always spend the extra money on the tests that actually look inside the stuff you cant see, like sewer lines and roof structures. Good on you for trusting your gut and not that inspector, he would not have been the one paying the bill.
