My realtor told me to stop looking at houses at night and it fixed everything
She said I was falling in love with how places looked under lamp light, not in daylight, and my $310k budget kept getting blown on curb appeal. Started doing Saturday morning tours only and the house I just put an offer on in Boise is way more boring but way more solid. Anyone else tour at weird times and regret it?
Learned this the hard way too, except for me it was rain. Saw this little bungalow on a gray drizzly afternoon and it looked so cozy and moody and perfect, put in an offer that night. Turned out the "charming" dark wood trim was hiding water stains and the roof was toast. Two grand in inspections later I walked. Now I tour everything between 10am and 2pm when the sun is brutal and unforgiving. You want the house to look kind of ugly and washed out honestly, that's when you actually see the flaws. My wife thought I was being a weirdo about it until we found our current place and the inspection came back clean. Congrats on the Boise house, boring and solid is the way.
