My agent kept saying 'as-is' like it meant nothing, then I read the inspection report myself
My wife and I put an offer on a 1962 ranch in Columbus and our agent kept telling us not to worry about the crawlspace finding, that it was normal for the age. I finally sat down with the 41 page report myself and the foundation had a 2 inch crack with moisture staining that the summary section left off. We walked away and she acted shocked, which tells me she either did not read it or hoped we would not. Ask for the full inspector report, not the agent's one page summary, because they are not the same thing. Has anyone else caught something in the full report that their agent glossed over?
We had the same thing happen with our first house and it was honestly a wake up call... our agent's summary said "minor items" when the full report showed a roof that needed full replacement within a year. After that we started asking for the raw report before we even made an offer, and we told our agent upfront that we would be reading all of it. It saved us from two bad deals after that, so yeah, always read the whole thing yourself.
