A subsurface easement through the building footprint area of a vacant tract, would naturally have more impact than one located so that future development is not impacted. If it's a utility line that provides a service to the subject and surrounding property, it may add value. Maybe, when people see a new line going in, they think that progress is happening and that's a good thing. Maybe they think that the new line will allow for economic growth in the area which will increase their property value. If the utility company reserves the right to sell overlapping easements to others, the acquisition may be greater than if the land-owner retains the right to sell overlapping easements in the same corridor. The size of the Larger Parcel may be a factor to consider. It is likely to have greater impact on future utility of a smaller tract than upon a larger tract. Sue HoellMontana
