IN REALITY ONE BECOMES AN EXPERT WITNESS WHEN AND ONLY WHEN HE IS SO DESIGNATED BY A JUDGE IN A COURT PROCEEDING. I GUESS ONE DAY THEY (MAI, AI, APPRAISAL INSTITUTE) WILL GET IT!!!!!!!!!
