Searching The Registry of Deeds for Testa Realty LLC.

If it's raining out, like today, you might find it interesting to troll the Registry of Deeds for
information. It's all "public record" and there are files that go as far back as 1643. Unfortunately the computerized records only go back to 1980.

You start by connecting to www.nhdeeds.com

Click Rockingham County. Then click *Search County Records* on the left side of the page. The Registry Disclaimer will appear.

I have a big problem with the last statement in the agreement. "By reading this agreement you agree to abide by these terms. Any use of copies deemed to be for profit or not, or for any other use, may result in legal action." And we all thought the Plaistow Planning Board did a terrible job defining terms. This sounds air tight, like you're damned if you do and damned if you don't. It's entirely up to them. Plaistow Planners could learn a thing or two from the Registry of Deeds.

If you click the Accept Agreement button and you have the right version of Java installed on your computer, then the Rockingham County Index/Image Selection Screen should appear.

In the center of the screen where it says "Enter Surname to Begin With" just enter "Testa" and click the "Click Here to Begin Search" button.

Keep licking the "Next Page" button until you see the 3 documents for Testa Tealty LLC. There's a registration of the LLC itself with the NH Secretary of State. Second document is a morgage/lien taken out on the Chart Property for $1,650,000 with a Danvers Bank. I read the third document very quickly and all it seems to do is give them the right in New Hampshire to rent and lease space in the building.

Now go back to the Index/Image Selection screen only this time enter Surname Paul and Given Name Ken, then click the "Click Here to Begin Search" button. Hm, there are no documents for Ken Paul
of Atkinson more recent than 2005. Lets check Chart. Ah, there's a deed from Chart to Testa Realty LLC for the property listed on 11/07/2007. And they paid $33,000 in Real Estate taxes.
Lawyer was Cicatelli of Stoneham. There are a few interesting items on Chart. Now lets check Process. Ah, a duplicate copy of the Chart to Testa Realty LLC Deed and a few documents labelled "Merger". Not sure what's going on there.

So it looks on the surface like Testa Realty LLC paid Chart Industries a total of 2.1 million dollars for the property. Anyway, that's what Chart reported in their quarterly statement. And Testa Realty LLC borrowed 1,650,000 dollars of the total purchase price.

I didn't find any transfers from any Cayman Island Banks to Ken Paul or Process Engineering and I didn't notice any stock options or Golden Parachute from Chart going to Ken Paul so as far as I can tell the price was 2.1 million and not the 6 million they were looking for back in 2005. Too bad Plaistow didn't try to buy the property just to stop all this madness in the village.
